Generally pretty well done, easy enough to run as a one-shot or drop into an existing campaign. The adventure does a good job of making the villains interesting and non-generic.
A minor criticism: some of the rooms on the map are too small for the encounters in those rooms, especially at the end. I'd redone the map for my VTT before running and made some of the locations a bit bigger but even then it was tight - since tigers are large creatures they take up a lot of space.

The adventure has the Karnovs use their amulets to escape when they have less than 15 hit points. I think that's way too late. It isn't clear from the adventure whether doing that would be an action, bonus action or reaction - if it is something done on their initiative (action or bonus action) I think 60 hp is more appropriate, a round of damage can easily exceed that depending on group size/composition. If they can do it on a reaction maybe a lower amount would work but even then 5th level characters can easily do more than 15 points of damage in a single attack (e.g. spells or sneak attack).
