Strait out of the Waterdeep: Dragon Heist module!  Here is a deed form for Trollskull Manor, which your adventurers should receive from Volo Geddarm.  This deed is patterned on traditional English/American deeds, and would be recordable today.

-Accuate metes and bounds property description.

-Signed and sealed by Volo and Waterdeep Magistrate Kylynne Silmerhelve.

-Adventure appropriate consideration.

-The year on the Deed is 1498, based on a recent tweet by Ed Greenwood that the current year is the "late 1490's".  Add your own day, week (tenday) and month.  Use the alternate no date form to add your own year as well.  Click here for a list of month names from the Calendar of Harptos and a list of Dalereckoning year names.  

-Space to add your players' names, titles, and places of residence.

-Volo quitclaims in this deed, meaning that you can't sue him for any title defects or other nondisclosed issues with the property, such as any poltergiest infestations.

-updated to give title to your party as joint tenants with rights of survivorship.  This means that the last surviving party member will own the Manor outright, and the heirs of that member only will inherit the Manor.

I did borrow your chain and link property description to add to the document as Exhibit A, but wanted your permission before posting it since it does contain a piece of your original work.

Is there a way I can edit this? I would like to include a first lien on the property that Volo neglects to mention which will be held by the Cassalanters. My table will be all lawyers and one accountant, so I thought it a fun tie-in for the summer setting.

If you can figure out how to edit it I can't stop you. But I can't post word docs on the DM's Guild. In any case, I made a version that says that the property is being conveyed, “subject to easements, covenants, and restrictions of record.” If your players know enough to ask what that could mean, you could suggest that they are free to hire a firm to do a title search, or try their hand at searching in the city archives themselves to see if there are any clouds on the title.

This is very nice, but you should add a background-free text version.
I want to print this on a scroll sheet which already contains the color of the page, and this will just print over that. Too much ink, too!

The key issue I see in your question is that the death was "accidental". In the case of a true accident, I see no reason why the joint tenancy cannot continue as normal. If, on the other hand, the death was based on some criminally reckless action, such as dropping a fireball on a group of enemies and allies, then the common law concept of depraved heart murder might enter into the equation. In such a case, you will have to rule as a DM what the law in Waterdeep is. There may be a specific "Slayer Statute" that prevents the immolator from benefiting from his actions. In the absence of such a statute, the Magistrates will have to create a rule for the case. In practice, courts have had different answers for what happens when one joint tenant murders another. They might say that the criminal punishment for the murder should not be added to, and that the killer would retain his right of survivorship. Or they may follow the equitable principle that no one should be able to profit from his...See more

Unseen Waterdeep has a DDHC code, which means it's considered cannon. It provides an addition WDH villian, except instead of a season, they focus on Shieldmeet, the Forgotten Realms' leap day holiday

These products were created by scanning an original printed edition. Most older books are in scanned image format because original digital layout files never existed or were no longer available from the publisher.

For PDF download editions, each page has been run through Optical Character Recognition (OCR) software to attempt to decipher the printed text. The result of this OCR process is placed invisibly behind the picture of each scanned page, to allow for text searching. However, any text in a given book set on a graphical background or in handwritten fonts would most likely not be picked up by the OCR software, and is therefore not searchable. Also, a few larger books may be resampled to fit into the system, and may not have this searchable text background.

For printed books, we have performed high-resolution scans of an original hardcopy of the book. We essentially digitally re-master the book. Unfortunately, the resulting quality of these books is not as high. It's the problem of making a copy of a copy. The text is fine for reading, but illustration work starts to run dark, pixellating and/or losing shades of grey. Moiré patterns may develop in photos. We mark clearly which print titles come from scanned image books so that you can make an informed purchase decision about the quality of what you will receive.

Original electronic format
These ebooks were created from the original electronic layout files, and therefore are fully text searchable. Also, their file size tends to be smaller than scanned image books. Most newer books are in the original electronic format. Both download and print editions of such books should be high quality.
